Asking prices from published listings, not recorded sale prices. Annual changes describe the advertised-price index, not the change in value of an individual home.

In August 2026, Manilva’s asking-price index was 49% below Marbella’s, 39% below Estepona’s and 29% below the Málaga provincial figure, and about 24% below Sotogrande’s. Within the municipality, Puerto de la Duquesa asks the most and La Duquesa the least.

The municipal figure is not a simple average of the districts shown here: idealista combines local medians using geographical weights, after filtering and removing duplicate listings (methodology (opens in a new tab)).

District figures describe broad patterns, not individual properties. Asking-price indices and recorded sale prices describe different sets of homes; the gap between them should not be read as the discount a buyer can expect to negotiate.

New homes. IECA records 92 new-home transactions and 1,030 resales in Manilva in 2025: new homes represented 8.2% of the total (IECA (opens in a new tab)). idealista displayed 16 new-development advertisements for Manilva when checked on 7 October 2026 (idealista (opens in a new tab)). Examples advertised on the developers’ websites on the same date:

These are individual examples, not typical prices for the municipality.

A price-index comparison, not a promise that a home of exactly this size is available. Individual properties vary widely: terraces, parking, storage, condition and sea views all move the price, and built area is measured differently from usable area.
