San Luis de Sabinillas

Last updated:

San Luis de Sabinillas is Manilva’s beach town: a seafront along a Blue Flag beach, with the shops, services and health centre that most residents use every day.

The beach

Sabinillas beach held a Blue Flag in 2026, together with Las Gaviotas and Puerto de la Duquesa marina (Ayuntamiento de Manilva (opens in a new tab)). The Playas de Manilva coastal route also received the Sendero Azul award in 2026 (Ayuntamiento de Manilva (opens in a new tab)).

August 2026 asking-price data from idealista (Manilva (opens in a new tab) and the San Luis de Sabinillas district (opens in a new tab)). Annual changes describe its advertised-price index, not the change in value of an individual home. The floor areas are budget comparisons before purchase costs and taxes.

Sabinillas asked close to the municipal average, about half Marbella’s figure. An advertisement in San Luis de Sabinillas checked on 7 October 2026 stated community fees of €55 per month (listing (opens in a new tab)). This is one advertised example, not an area average.

Living there all year

Health care. The San Luis de Sabinillas health centre, on Avenida Andalucía, is open Monday to Friday from 8am to 8pm (SAS (opens in a new tab)).

Schools. CEIP San Luis de Sabinillas is a state primary school; see Schools and family for the other schools and the international options nearby.

Buses and airports. The L-77 serves Sabinillas towards Estepona, with selected departures continuing to Marbella and Hospital Costa del Sol, and the M-240 links it with Estepona and La Línea. Gibraltar airport is about 32 km and 30 minutes by road, Estepona about 12 km and 13 minutes, and Málaga airport about 91 km and 57 minutes (Rome2Rio, October 2026).

Before you buy near the shore

Spain’s Coastal Law generally establishes a 100-metre protection strip inland from the legally defined inner limit of the seashore, subject to transitional provisions and exceptions (Ley de Costas (opens in a new tab), article 23). Ask your lawyer to check the coastal boundaries and restrictions for the specific property, and check flood risk on the official flood maps.

If you plan to let the property

Since 3 April 2025, a new holiday let covered by Spain’s Horizontal Property Law generally requires prior express approval from the owners’ association. Have your lawyer confirm the current Manilva municipal rules for the specific property, alongside the regional requirements and the community’s rules, before relying on rental income.

Who San Luis de Sabinillas suits

Sabinillas suits buyers who want a beach town with services, a Blue Flag beach and buses to Estepona and Marbella on their doorstep.

For village life, look at Manilva village; for the marina, La Duquesa.
