La Duquesa combines Manilva’s marina and its golf. Puerto de la Duquesa has 328 berths and a Blue Flag in 2026, beside the Castillo de la Duquesa, a coastal fort built in 1767 that houses the municipal archaeological museum; the La Duquesa district behind it is built around La Duquesa Golf.

The marina, the castle and the golf
Puertos de Andalucía lists Marinas del Mediterráneo as the marina’s concession operator (Puertos de Andalucía (opens in a new tab)). La Duquesa Golf has an 18-hole course (Federación Andaluza de Golf (opens in a new tab)), and Doña Julia and Finca Cortesín, in neighbouring Casares, are nearby.

La Duquesa had the lowest of Manilva’s six district figures in August 2026, and Puerto de la Duquesa the highest, still about 40% below Marbella’s municipal figure. Advertisements checked on 7 October 2026 stated community fees of €146 per month at Jardines de la Duquesa and €180 per month at Marina de la Duquesa (listing (opens in a new tab); listing (opens in a new tab)). These are individual advertised examples, not area averages.
Living there all year
Getting around. The M-240 stops at Puerto de la Duquesa on its route between Estepona and La Línea (Avanza (opens in a new tab)). From Puerto Deportivo de La Duquesa, Rome2Rio estimates Gibraltar airport at about 31 km and 30 minutes by car, and Málaga airport at about 92 km and 58 minutes (checked 7 October 2026). In the golf district, check each address’s access to the coast and to services.
Health care. Local public primary care is available at the San Luis de Sabinillas health centre on Avenida Andalucía, open Monday to Friday from 8am to 8pm (SAS directory, updated July 2026).
Before you buy near the shore
Spain’s Coastal Law generally establishes a 100-metre protection strip inland from the legally defined inner limit of the seashore, subject to transitional provisions and exceptions (Ley de Costas (opens in a new tab), article 23). Ask your lawyer to check the coastal boundaries and restrictions for the specific property, and check flood risk on the official flood maps.
If you plan to let the property
Since 3 April 2025, a new holiday let covered by Spain’s Horizontal Property Law generally requires prior express approval from the owners’ association. Have your lawyer confirm the current Manilva municipal rules for the specific property, alongside the regional requirements and the community’s rules, before relying on rental income.
Who La Duquesa suits
The marina suits buyers who want a harbour-front setting with restaurants and boats; the golf district suits those who want golf on their doorstep at the lowest district figure in Manilva.
