The western coast and hills

Last updated:

The western part of Manilva runs from the coast at Punta Chullera up into the hills of Alcorrín, towards Sotogrande. It combines coastal developments with hillside homes and sea views, with Sotogrande and its marina a short drive away.

In idealista’s districts the area covers Alcorrín and Chullera.

August 2026 asking-price data from idealista (Alcorrín (opens in a new tab); Chullera (opens in a new tab)). Annual changes describe its advertised-price index, not the change in value of an individual home. The floor areas are budget comparisons before purchase costs and taxes.

An advertisement at Jardines de Manilva, in Chullera, checked on 7 October 2026 stated community fees of €31 per month (listing (opens in a new tab)). This is one advertised example, not an area average.

Living there all year

Getting around. Check each property’s beach access and journeys to Sabinillas, the marina and Sotogrande; for most addresses, plan on a car. Check the driving route from the property’s exact address to Sotogrande and Gibraltar airport, as access varies between coastal developments and hillside homes.

Health care and schools. Local public primary care is available at the San Luis de Sabinillas health centre on Avenida Andalucía; Sotogrande International School, with an IB pathway, is in Sotogrande. See Schools and family.

Before you buy near the shore

Spain’s Coastal Law generally establishes a 100-metre protection strip inland from the legally defined inner limit of the seashore, subject to transitional provisions and exceptions (Ley de Costas (opens in a new tab), article 23). Ask your lawyer to check the coastal boundaries and restrictions for the specific property, and check flood risk on the official flood maps.

If you plan to let the property

Since 3 April 2025, a new holiday let covered by Spain’s Horizontal Property Law generally requires prior express approval from the owners’ association. Have your lawyer confirm the current Manilva municipal rules for the specific property, alongside the regional requirements and the community’s rules, before relying on rental income. For a rural property, also confirm which accommodation regime applies.

Who the western coast and hills suit

The western coast suits buyers who want a coastal or hillside home with sea views, close to Sotogrande, at asking prices close to the municipal average.

For a beach town with services on foot, look at San Luis de Sabinillas; for the marina, La Duquesa.
