Manilva and Marbella

Last updated:

Marbella is where many buyers start their search on the Costa del Sol. Manilva lies about 43 km west of it by road, between Estepona and Sotogrande (Rome2Rio, October 2026). Both share the same general purchase-tax rates; Manilva is also close to Gibraltar airport.

Manilva’s municipal asking-price index was about half Marbella’s in August 2026 (49% lower): the same budget corresponds to about twice the illustrative floor area. Applying the two indices to an illustrative 90 m² home gives €273,150 in Manilva and €536,040 in Marbella, a difference of €262,890 before taxes and fees. Even Puerto de la Duquesa, Manilva’s highest district figure, was about 23% below San Pedro de Alcántara, Marbella’s lowest district figure.

Same general purchase-tax rates

Both municipalities are in Andalucía, so the general purchase-tax rates are the same: 7% transfer tax (ITP) on a resale home, or 10% VAT plus 1.2% Andalusian stamp duty (AJD) on a typical new home bought from a developer. On the illustrative 90 m² resale home, the 7% transfer tax would be about €19,120 in Manilva against about €37,520 in Marbella, assuming the purchase price is the taxable base and no reduced rate applies. Local property taxes can differ: compare the actual IBI bills for the properties on your shortlist.

What Manilva offers

About twice the space for the money. At the August 2026 indices, €300,000 equates to about 99 m² across Manilva against 50 m² in Marbella.

A marina and Blue Flag beaches. Puerto de la Duquesa, with 328 berths, and two Blue Flag beaches in 2026, Sabinillas and Las Gaviotas.

Two airports. Gibraltar airport about 28 minutes from Manilva village, and Málaga airport about an hour (Rome2Rio, October 2026).

A wine village inland, and Sotogrande and Estepona close by.

What Marbella offers

Puerto Banús and the Golden Mile, with Puerto Banús’s 915 berths, beach clubs, restaurants and nightlife.

A larger town closer to Málaga airport. 159,786 registered residents in 2025, and about 32 minutes to the airport.

Specialist hospital care and international schools. Hospital Universitario Costa del Sol, whose public hospital area also serves Manilva, and international schools including Aloha College and Swans, both offering the IB Diploma.

Who each place suits

Marbella suits buyers who want Puerto Banús, the Golden Mile and the nightlife on their doorstep, and Málaga airport closer.

Manilva suits buyers who want about twice the space for their budget, a marina and Blue Flag beaches, Gibraltar airport and Sotogrande nearby, and a wine village as well as the coast.
