Which area suits you

Last updated:

The municipality is not one market. idealista divides it into six districts, and we group them into four broad areas to help you find your way. These are editorial groupings, not official boundaries, and they do not always match the names used in property advertising. District asking prices run from €2,678 to €3,549 per m².

Manilva village and the surrounding neighbourhoods. Start here for the village’s wine-growing identity, the church of Santa Ana and the Vendimia celebrations. idealista’s Manilva district, which extends beyond the historic village, recorded €2,837 per m² in August 2026.

San Luis de Sabinillas. The beach town, centred on Sabinillas and its seafront, with the health centre, shops and services. The district’s asking-price index was €3,122 per m² in August 2026, and Sabinillas beach held a Blue Flag that year.

La Duquesa: the marina and golf. Puerto de la Duquesa, with its 328-berth marina and the Castillo de la Duquesa, and the La Duquesa district around La Duquesa Golf. We keep their prices separate: €3,549 per m² in Puerto de la Duquesa, the highest of the six districts, and €2,678 in La Duquesa, the lowest, in August 2026.

The western coast and hills. Alcorrín and Chullera form the western part of the municipality, towards Sotogrande. Their August 2026 asking-price indices were €3,164 and €2,899 per m² respectively. Check each property’s beach access and journeys to Sabinillas, the marina and Sotogrande.

In August 2026, all six Manilva district figures were below the municipal averages of Estepona (€4,961) and Marbella (€5,956).
